Live like royalty in the kingdom of Kyalami

Kyalami is a residential area that is performing exceptionally well at the moment due to the strong demand for property by discerning buyers and their families.

There is a selection of top primary and high schools in the area and it has reasonable access to highways. Renowned for its country-type lifestyle, Kyalami could definitely be considered a premier address. But premier addresses do not come cheap.

Roy Leigh of leading estate agency Leigh Nationlink says that an entry level home in Kyalami would be priced at around R1,8m - if you could find one. Mid-level properties sell for between R3m and R3,5m, while top-end homes vary between R5m and R9m. "Over the past year, we have seen an appreciation in value here of between 15% and 20%," says Leigh, who believes that these prices are justified in that buyers will not find similar homes elsewhere for a similar price.

With more buyers upping their standards in terms of upmarket accommodation and lifestyle benefits, Kyalami stands out from other areas due to its almost rural ambience even though it is centrally located to all top class amenities, he says.

In line with this, Leigh Nationlink is currently developing and marketing a new development located below the Kyalami Castle. This will ultimately consist of eight "farmhouses", each on a 5000sqm stand, sold on a sectional title basis for R4,5m to R5,5m each. Two of these homes have already been built.

Consequently, he says, the future of the property market in Kyalami looks positive. "There is continuing strong demand for upmarket homes and we expect a price increase of between 8% and 10% over the next 12 months."
